The capital in urban space and its incongruences: the cases of avenue Berrini and Porto Maravilha

Brazilian metropolises concentrate the country's main investments in the real estate and office markets. This condition is established in the urban space, making it the stage for disputes involving the interest of the financial market and the social and historical guidelines for the occupation of the territory. Brazilian metropolises such as São Paulo and Rio de Janeiro have interesting contexts for the theme – Avenue Berrini and Porto Maravilha are intra-urban regions with considerable recent transformations, arising from the “dichotomy” between real estate capital and social movements that authenticate the democratization of space occupation. The main objective of this work is to expose the elements that triggered the escalation of local conflicts, as well as to update the scenario of claims arising from the economic and political processes that are part of the discussion. In this way, the article summarizes how Avenue Berrini and Porto Maravilha were constituted; the history of the conflict for the purpose of use of these regions; and finally, the respective updated urban configurations. The results of the research in question show that the capitalist investor seeks a quick return on their investments. Therefore, some conditions serve the purposes of this real estate agent. Among them is the submission of precarious communities to the intentions of the elites – the social stratum that owns the means of production.
